The first step to home buying is knowing what you can buy. It is important to establish your price range before you even begin looking for a house. How much can you afford? What kind of monthly payments can you make? How much can you put toward a down payment?
Keep in mind that there will be additional costs other than the purchase price when you buy your home. There are inspection, appraisal and closing costs, property taxes and insurance premiums. Remember to include these when calculating your budget and determining when you can buy.

Once an offer is accepted and all of the documents sent to the title company, typically the contract will have an agreement for an “option” period.
During this option period:
Your agent will arrange a closing date and time for you to sign papers at the title company.
Prior to closing you will review a copy of the closing statement and perform a final walkthrough inspection of the property. All documents are sent to your mortgage company for approval.
Closing costs and the balance of the down payment are due at the closing. You will need to bring a cashier’s check or be prepared to wire money at this time.
If you plan to buy a newly built home, our agents are experienced with new construction and familiar with local builders to represent your interests. The sales agent on site works for the builder while we, as your buyer’s agent, can help you with negotiations, inspections and choosing options.
