How to Get Started

There are five aspects to the home buying process. A professional Taylor Real Estate Group agent will guide you through all five, providing insights and advice so that each is as smooth as possible.

1. Loan Pre-Qualification

The first step to home buying is knowing what you can buy. It is important to establish your price range before you even begin looking for a house. How much can you afford? What kind of monthly payments can you make? How much can you put toward a down payment?

Keep in mind that there will be additional costs other than the purchase price when you buy your home. There are inspection, appraisal and closing costs, property taxes and insurance premiums. Remember to include these when calculating your budget and determining when you can buy.

A Taylor Real Estate Group agent can help you through the budgeting part of buying a home by providing a list of possible lenders. We know that being pre-qualified through a solid lender gives us an edge in negotiating an offer, so we take preparation seriously.

2. House Hunting

Once the financing is in place, and we have your budget in hand, we can begin sifting through listings to find the best potential homes for you. We can narrow the list down by size, number of bedrooms, garage space, neighborhoods and communities[link to neighborhood page], schools, the distance of your commute or access to public transportation and a myriad of other aspects, so we will spend time getting to know your needs to find just the right place for you.

One of the best ways to narrow things down is to take a piece of paper and make separate “Must Have” and “Wish List” columns. Then, sit down with your agent and share your list. It always helps to see what you want in writing and to review it with one of our professionals so that we can help you hone your priorities.

Once we understand your needs, we use our extensive knowledge of Houston area communities and neighborhoods to pair you with the right location for you. When buying a new home, location is paramount to your comfort.

3. Making an Offer and Negotiating the Contract

Our agents have knowledge and skill in preparing offers strong enough to compete with other offers and give you the buying edge. We use our experience to make recommendations about placing an offer based on market evidence, comparables, local and neighborhood trends, length of time the home has been on the market, and of the actual home value.

4. Inspections, Appraisals, and Loan Processing

Once an offer is accepted and all of the documents sent to the title company, typically the contract will have an agreement for an “option” period.

During this option period:

  • You will schedule to have the home inspected.
  • Your lender will require and order an appraisal.
  • The contract may call for a survey to be ordered

5. Getting the Settlement and Closing the Sale

Your agent will arrange a closing date and time for you to sign papers at the title company.

Prior to closing you will review a copy of the closing statement and perform a final walkthrough inspection of the property. All documents are sent to your mortgage company for approval.

Closing costs and the balance of the down payment are due at the closing. You will need to bring a cashier’s check or be prepared to wire money at this time.
